Objection to Planning Application for Warehousing and a Stadium at J12, M1

·The land in question is green belt and the application is in breach of PPS1.

·The development is contrary to the Government's sustainable development agenda as it will damage the environment and is not on brownfield land.

·The development is in breach of the South Bedfordshire Local Development Plan.

·The development would have a severe impact on traffic using local roads, as many visitors will continue to use private transport.

·The visual impact of the development would seriously affect the amenity of the AOONB.

·The development would create levels of noise during construction and use, which are unacceptable in a rural village location.

·The development is contrary to Government transport policies as it is located away from the main population centre of users and promotes use of the M1 motorway by local traffic.

·There is no significant need for the community facilities on offer by the developers in this location and these would be much better placed in an urban location.

·The need for additional commercial warehousing in the area is unproven and there is a significant supply of similar facilities throughout the area, including at Magna Park at J13.

·The area does not have the facilities to deal with large crowds of visitors during events and this would have a significant detrimental impact on residents through noise, litter, congestion and potential disorder.

·The developers have not provided a convincing case that there are no other sites available within the boundaries of Luton.

·The development would have a significant and unsustainable impact on the wildlife and biodiversity of the area.

·A convincing case has not been made by developers that the development is sustainable commercially and that significant  demand exists for the services on offer.
